Homebuyers ‘of a certain age’ looking for a bargain, not to mention a great new secure lifestyle, will be hard pushed to find a package as attractive as those currently being offered on the remaining homes at the nominated award-winning Sandringham Court in Hadleigh.
Not only is the company behind the development, Great Homes Limited, offering part exchange whereby the company simply purchases the buyer’s existing home at market value to allow them to move into Sandringham Court with the minimum of fuss, but also the alternative option of an assisted move-in package.
From paying the solicitor’s fees to practical help such as organising a removal company, packing boxes and even putting up curtain poles, the assisted package can be tailored to individual requirements up to an agreed financial limit. It can even include purchasing items of furniture or fabrics, in fact anything that allows the buyer to enjoy a smooth and worry-free move from one home to another.
Sandringham Court, which is a nominated award winner in the Daily Mail Property Awards 2005 to be announced at the end of this month, comprises 35 apartments, each designed exclusively with buyers of 60 years and over in mind. Almost all have now been snapped up with the new residents already enjoying the community spirit that has developed. A friendly collection of people, they now look forward to welcoming the buyers of the last two remaining apartments.
Most of the new friendships have been forged in the communal top floor residents’ lounge and conservatory. A beautifully decorated room with a gold and raspberry theme, it has stunning views out over countryside to the Thames Estuary and Kent beyond. It is here that most of the residents like to congregate for coffee mornings and evening chats.
One resident, Doreen Watson, says, “I love the view from the residents’ lounge. It is good to know that I can live independently in my own apartment but yet if I want company I can go to the residents’ lounge.” Sandringham Court also has a free internal telephone system between apartments, which Doreen and her fellow residents have found a big bonus for making arrangements or to have a chat.
Sandringham Court, which has become something of a landmark building in the town’s London Road, largely because of its conservatory, good choice of bricks in cream and soft red, balconies and an attractive white weatherboarding feature, is close to local amenities too.
Shops, banks and building societies, surgeries and even local train and bus stops for journeys into nearby Southend, Rochford, Rayleigh and Benfleet for non-car driving residents are all within walking distance. Hadleigh Castle Country Park, which offers pleasing country walks and the chance of a picnic or two in warmer weather, is close-by too.
The remaining apartments themselves are finished to the high specification and finish you would expect of an award-winning development. Each offering one bedroom, they are completely self-contained with their own carpeted hallway, lounge and dining room, plus a kitchen and bathroom.
Each kitchen is beautifully presented in a soft wooden effect finish, complete with an impressive range of integrated appliances. A double oven, hob, extractor hood, fridge/freezer and even a washer/dryer are all standard, making a move into Sandringham Court an effortless process. Even the kitchen floor covering comes in a shade to blend with the wall colouring and ceramic tiles, thereby creating a comfortable and harmonised effect.
Similarly, the bath and shower rooms have floor coverings, which with the elegant white Twyford ‘Chantelle’ sanitaryware make them as attractive as they are practical. Elsewhere, the apartments afford white oak veneer internal doors with brass handles and hinges, coving and atmospheric lighting, while in the complex itself there is a guest room for friend and family members to stay overnight, a lift and car parking.
But what really sets Sandringham Court apart from similar developments aimed at this age group is the range of safety and security facilities. A CCTV entryphone system is in place at the main entrance doors, while Great Homes in conjunction with Peverel, a specialist care company, has provided a duty manager and 24-hour support and careline service for emergencies. The landscaped garden, too, is secured. It means that residents can relax in the knowledge that they and their home are safe.
“When we designed Sandringham Court we wanted it to provide a safe, comfortable and luxurious living environment for residents of 60 years and over,” says David Sparks, managing director of Great Homes Limited. “We are especially pleased that it has worked so well.”
