A newly built complex of office suites is attracting great interest from small businesses looking for high specification accommodation in an area served by a good road and rail infrastructure... and new jobs are already being created.
With only one unit of 541 sq ft still available out of a total 4,000 sq ft, the offices at Ascension Business Park in Chafford Hundred have been designed to meet the demand currently being experienced in the sector. Property developer Great Homes Limited is already in occupation, and Palmers Solicitors is set to open its third office at the park at the end of March.
The expanding firm of solicitors that offers everything from commercial litigation and company acquisition to private conveyancing and tax planning is recruiting new legal and administration staff for the new office.
“The demand for top quality office accommodation of this size in Essex, and in such a good location, is generally far exceeding availability at the moment,” says David Sparks, managing director of the company behind the project, Great Homes Limited. “We are delighted with the interest shown in Ascension Business Park so soon after its launch.”
Situated in Fleming Road, Ascension Business Park is within easy reach of the A13 which provides access into the heart of London in one direction, Southend in the other, and the M25 for onward routes to Dover and the South, the East coast ports, the West Country, Midlands and the North.
Just a short walk away along Fleming Road is Chafford Hundred railway station, from where journey times into Fenchurch Street station in London take around 30 minutes, while the airports - Heathrow, Gatwick and Stansted - are easily reached via the motorway network.
Ideal for largely office-based small to medium sized businesses, particularly professional service firms, the park is also well located to attract business and staff from the neighbouring towns of Grays, Barking and Dartford, reached via the Dartford Crossing.
Ascension Business Park comprises two brand new single-storey buildings, attractively finished in red brick with long sweeps of roofline and an expansive area of double glazed windows.
All the offices are fully fitted with BT ducting and cabled to a single point with a 10-line facility per unit to facilitate telephone, Internet and ISDN communications. There is surface mounted Category 2 lighting in place, three-core perimeter skirting trunking, private wc and kitchenette facilities, plus a good size on-site car park right outside the building. The communal parking area has wall and bollard lighting for safety and security.
Great Homes Limited is offering the units on a new full repairing and insuring lease basis for a term of 15 years, subject to five yearly upward only rent reviews, either separately to individual businesses or on a multiple occupancy arrangement. Occupancy is, of course, subject to legal regulations and planning.
“We feel the Ascension Business Park is an ideal environment for many different types of office-based business, and provides top quality, easy to maintain office accommodation,” says David Sparks.
Great Homes Limited, which recently completed nearby Gower Place in Fleming Road, a collection of 39 luxury apartments with its own private resident’s gym that were snapped up due to their proximity to the railway station, and the Lakeside Shopping complex, are also currently building homes at Sandringham Court in Hadleigh and Branksome Avenue in Stanford le Hope.
